Most homeowners who tell us their house is too small don’t actually need more square footage. They need the square footage they already own to work differently, and that’s what interior-focused home remodeling is built to solve. The difference comes from flow: how you move between rooms, where sightlines stop, and which walls are quietly stealing 200 square feet of usable space. Here’s how to think through a reconfiguration before you spend a dollar on drawings.
Why Your House Feels Cramped (It’s Rarely the Square Footage)
A 1,600 square foot ranch built in 1968 and a 1,600 square foot open-plan build from 2015 feel like completely different houses. The older one was designed around separated rooms, small doorways and a kitchen meant to be closed off from company.
Three things usually create that boxed-in feeling:
- Circulation waste: hallways and pass-throughs that exist only to connect rooms, often eating 8 to 12 percent of a floor plan.
- Dead corners: a formal dining room used four times a year, or a bedroom nobody sleeps in.
- Visual stops: walls that block sightlines to windows, so your eye never travels more than 12 feet.
Map How You Actually Move Through the House
Before anyone talks about removing a wall, spend a week paying attention to your own traffic patterns. Where do groceries land? Where does laundry pile up? Which door does everyone actually use, the front one or the one from the garage?
A good layout shortens the routes you repeat daily and lengthens the ones you barely use. In kitchens, the classic work triangle (sink, cooktop, refrigerator) should total between 13 and 26 feet, with no single leg under 4 feet. Anything tighter creates collisions; anything longer turns cooking into a commute.
We also look at what designers call the landing zone problem. If there’s no surface within a step of the oven or the entry door, people improvise, and improvised surfaces become permanent clutter. That’s a layout failure, not a tidiness failure.
Which Walls Can Go, and What Happens When They Can’t
Not every wall is equal. A non-load-bearing partition can typically come out for $1,200 to $3,000 including drywall patching, electrical rerouting and flooring transitions. A load-bearing wall is a different conversation entirely.
Removing a bearing wall means transferring the roof or second-floor load to a beam, usually an engineered LVL or a steel flitch beam, then down through new posts to reinforced footings. In San Diego County, that work typically runs $4,500 to $14,000 depending on span, ceiling height and whether the beam is flush or dropped. A flush beam that disappears into the ceiling costs more than a dropped beam you can see, often by $2,000 to $4,000.
Three things drive that number:
- Span length. A 12-foot opening is routine. A 22-foot clear span may require steel and a crane-assisted set.
- What’s in the wall. Plumbing stacks, HVAC trunks and electrical panels all have to relocate, and drain lines are the expensive ones.
- Foundation capacity. New point loads often need a poured pad footing under the slab, which means cutting concrete.
You’ll also need a licensed structural engineer to stamp the plan, generally $900 to $2,800 for a single-wall calculation package. That fee is not optional, and any contractor who says otherwise is planning to fail inspection. Borrow Square Footage From Rooms You Don’t Use
The cheapest new space is space you already pay taxes on. Formal dining rooms, oversized primary bedrooms, and underutilized spaces are the three most common donors when planning house remodeling in San Diego.Â
- Dining room to kitchen extension: pulling one partition often adds 120 to 180 square feet of working kitchen and creates a genuine eat-in island.

- Bedroom split or merge: converting a rarely used fourth bedroom into an office plus laundry keeps the bedroom count on paper while fixing daily function.
- Garage conversion: a two-car garage yields roughly 400 usable square feet, though California requires code-compliant ceiling height, egress and fire separation.

Light Is Part of the Layout
A dark room reads as a small room, regardless of dimensions. Once walls come down, daylight travels further, but you can push it much harder with a few targeted moves.
Widening a standard 3-foot slider to an 8-foot multi-panel door roughly triples the glazed area on that wall. Solar tubes deliver usable daylight to interior bathrooms and hallways for about $900 to $1,800 installed. Transom openings above interior doors borrow light from rooms that have windows to rooms that don’t.
The U.S. Department of Energy notes that well-planned daylighting reduces reliance on electric lighting while improving comfort, and in a mild San Diego climate the glazing tradeoff is manageable with low-E coatings and proper overhangs. We generally pair any big glass addition with shading on west-facing walls, since afternoon heat gain in the 92019 and 92021 areas is real.

Do I need a permit to change my interior layout?
Yes, any structural change, new electrical circuit, or relocated plumbing requires a permit in California, and load-bearing work also needs stamped engineering. Purely cosmetic work like paint, cabinet refacing or flooring generally does not.
